Ejari Renewal: A Simple Preparation Guide

In Short

Prepare for Ejari renewal by agreeing the next rental terms and checking the new contract before submitting the official renewal request. Keep the updated certificate with the signed agreement and make sure the new dates and rent match.

Ejari renewal is easier when the new agreement is clear before the paperwork is submitted. Start by deciding whether you want to stay and reviewing the next rental period with the landlord or property manager. Keep the discussion, signed documents and final registration record together so that everyone works from the same terms.

Review the next rental period early

Check the current contract's end date and the agreed process for renewal discussions. Ask for the proposed rent, payment dates and any changes to the terms. If a proposed increase or notice is unclear, use the current official guidance and seek appropriate advice rather than relying only on a message from another tenant.

Separate the rent discussion from practical requests such as repairs or appliance replacement. Write down what has been agreed and when any work will be done. Do not assume that an informal promise automatically appears in the renewal contract.

Check the new agreement before signing

Read the names, unit details, rent and dates carefully. Make sure the addendum belongs to the new contract and does not conflict with it. Review payment details against the agreed schedule. If there are changes from the previous year, keep a simple note of each change and its effect.

Use the final signed version for the application. Store earlier drafts separately and tell anyone helping with the process which version is approved. This avoids the common problem of one person uploading a document that another person has already replaced.

Use the current official renewal route

Dubai Land Department provides tenancy registration and renewal through its official service channels. Check the registration and renewal service page for the channel, requirements and fees that apply to your case.

Agree who will submit the request and how you will receive the final certificate. If a company handles the work, ask for a clear breakdown of its service charge and the official charges. Keep the application reference and payment receipt for follow-up.

Confirm completion, not just submission

An uploaded form or payment message may not be the final registration result. Open the completed certificate and compare it with the signed renewal contract. Check the new rental period, amount and property details before sending it to another service provider.

If information is wrong, ask the official channel or the party handling the application how to correct it. Keep written records of the issue and the response. Avoid editing a certificate yourself to make it match the agreement.

Refresh your rental records

Save the renewed contract, addendum, certificate and receipts in one folder. Keep older records clearly marked by year. Our Ejari guide for tenants explains the documents, and our rental checklist helps with wider tenancy checks.
