Dubai Rental Checklist: What Tenants Should Verify Before Signing

Renting a property in Dubai is straightforward when every important detail is checked before payment and signing. A careful inspection protects the tenant, helps the landlord and reduces disagreements after move-in.

Confirm the property and representative

Make sure the unit number, building and community match the listing. Ask for the relevant permit information and verify who is authorised to represent the landlord.

Review every financial item

Write down the security deposit, agency fee, Ejari charge, utility deposits, district-cooling requirements, maintenance responsibility and any move-in fees. Confirm the number and dates of cheques and obtain receipts.

Inspect the actual unit

Test the air conditioning, lights, sockets, water pressure, drainage, doors, windows and included appliances. Look for leakage, moisture, damaged tiles or signs of pests. Photograph the condition clearly during handover.

Read the tenancy contract

Check the contract period, start date, rent amount, payment schedule, renewal notice, early termination clause and maintenance obligations. Any promise such as painting or appliance replacement should be written clearly.

Plan Ejari and utilities

Confirm how electricity, water, internet and cooling will be activated. Also check parking allocation, access cards, lift booking and move-in rules.
