Preparing the documents required for Ejari is easier when you build one clear file before the application starts. A missing signature or a mismatched unit number can lead to extra messages and another visit. This checklist is about getting organised; the official requirements for your chosen application route should always be checked first.
Start with the correct official checklist
Dubai Land Department lists different document requirements by channel. Its registration page identifies the tenancy contract for the app route and the original contract, applicant's Emirates ID and relevant representation documents for trustee-centre applications. Check the current DLD registration requirements before you prepare copies or visit a centre.
Ask the landlord or property manager who will submit the application. If someone is representing a party, confirm what authority must be shown for that route. Do not assume that a message saying someone acts for the owner is enough.
Check the signed contract carefully
Read the tenant and landlord names, property details, rental amount and start and end dates. Confirm that every agreed page is present and that any addendum is attached to the correct contract. If a detail is wrong, ask how it should be corrected before uploading the file. Do not quietly edit a signed document yourself.
A simple document list helps: final signed contract, agreed addendum, supporting files required for your route, application reference and payment receipt. Keep earlier drafts in a separate folder so they are not uploaded by mistake.
Make the files easy to review
Use clear scans with all page corners visible. Check that small numbers are readable and that glare does not hide signatures. Name files plainly, such as tenancy-contract and signed-addendum, without putting private identity numbers in the filename. Follow the size and file-type limits shown by the official service.
Before sending anything, open each file and confirm that it is the correct version. If more than one person is coordinating the move, agree who keeps the final set. This reduces the risk of different people submitting different details.
Protect your personal information
Use a verified service channel and ask why a requested document is needed. Avoid sharing your full rental file in public groups or through an unfamiliar contact. Keep your own copies secure and send only the information required for the application you are making.
Keep the final registration record
Once the process finishes, save the official certificate with the signed contract and receipts. Read it to confirm the details rather than treating an upload confirmation as the final result. Our Ejari meaning guide explains the difference between the contract and registration record. You can also use our rental checklist before move-in.
