A search for a 1 bedroom apartment for rent in International City Dubai can produce homes with very different room shapes and running costs. A separate bedroom is useful, but it does not tell you whether a dining table, work desk or washing machine will fit. Use the same room-by-room checks at every viewing so that you can compare homes fairly.
Decide what the extra room must do
Write down why you want to move from a studio or your current home. You may need a quiet bedroom, a larger kitchen or a living room that stays clear of clothes and work equipment. Choose your three most important needs before looking at furniture or decoration. This makes it easier to reject a larger home that still does not solve your space problem.
Measure the rooms you will use most
Ask for the floor plan and check it against the actual apartment. Measure the bed wall, wardrobe space and living room width. Open doors fully and leave a clear path between the entrance, bathroom and kitchen. A narrow living room can be difficult to furnish even when the total advertised size looks generous.
Check where the dining table would go and whether there is a practical place to dry clothes. If you work from home, test the light and noise where your desk would sit. Ask what the stated area includes so you do not treat balcony space as indoor living space.
Make a clear cost comparison
Put the offers beside each other using the same lease length. Record rent, payment dates, security deposit, agency fee, registration costs, cooling, utilities and parking. Ask for a written breakdown of any amount called an administration charge. Mark refundable deposits separately, but include them in the cash you need before handover.
Furniture can change the comparison. If one apartment includes appliances and another does not, list the cost of buying, moving and eventually removing those items. Check who repairs each supplied appliance. Do not assume that a furnished label means everything you saw during the viewing will stay.
Look beyond the apartment door
Check the lift, entrance lighting and route from the parking area with shopping bags. Visit the building during your normal return from work if possible. Ask about move-in booking, lift protection and delivery rules. These small details can affect both the first week and your daily routine.
Keep a dated note of the exact unit, quoted rent and repair promises after each viewing. If a unit is occupied, arrange a clear handover date and a final condition check rather than relying on old photos.
