Warsan 4 is an important part of the Friends Guide Real Estate rental market, and listings may also refer to International City Phase 2. When several apartments look similar online, the best choice often comes down to the exact building and how it fits your day. Start with practical needs before comparing decoration or promotional wording.
Confirm the address before planning viewings
Ask for the building name, location pin and unit number or reference. Share the pin with anyone joining the viewing. If the advertisement uses two area names, ask the agent to confirm the address used in the property documents. This avoids spending time at a different building with a similar name.
Group nearby viewings together, but leave enough time to walk through the shared areas. Keep a note for each unit so that features from one home are not mistakenly remembered as part of another.
Make your daily journey part of the decision
Check the trip to work, regular shopping and any other place you visit often. Try the route at a relevant time of day. If you use public transport, confirm current stops and services through the transport operator rather than relying on an old screenshot. For drivers, test the parking entrance and the walk to the lift.
Consider visitors and deliveries too. Ask how guests enter the building, where drivers can stop and whether a move-in booking is needed. A smooth route from the street to your door is useful long after moving day.
Compare what each building actually offers
During the visit, look at the entrance, lift, corridors, waste area and lighting. Ask who handles maintenance and how residents report faults. If a gym, pool or other facility is advertised, ask to see it and confirm access terms. The words facility building do not explain the full service or its condition.
Inside the apartment, check storage, kitchen work space, daylight and room shape. A balcony can be pleasant, but decide how much indoor space you need before giving it extra weight. Test the air conditioning and water fittings with the agent present.
Request one written cost sheet
Record the rent period, payment dates, deposit, fees, cooling, utilities and parking. Ask what must be paid before keys are handed over. If the landlord offers repairs or furniture, list the items and completion date in writing. Keep a copy of the agreed handover condition.
Shortlist by needs, then book a final check
Choose two or three homes that meet your main needs and compare them using the same cost period. Our Warsan 4 property page explains our local focus. Browse current rental listings or contact our team with your move-in date and budget.
