Property Management Companies in Dubai: Compare the Contract

In Short

A property management fee is only meaningful when the service scope is clear. Compare responsibilities, spending limits, reporting and exit terms in the written contract.

Comparing property management companies in Dubai is easier when you compare the work promised, not just the fee. A clear contract should explain how the property will be cared for, how money will be reported and when the owner will be asked to make a decision.

List the work you need

Decide whether you need help with finding a tenant, day-to-day communication, rent collection, inspections, repairs or renewal administration. Ask each company to mark these tasks as included, optional or unavailable.

Check the company's relevant permissions through the DLD licence and permit verification service. The exact services offered should fit both its authority and your written agreement.

Compare fees on the same basis

Ask how the fee is calculated, when it is payable and whether tax or minimum charges apply. Check separate charges for tenant placement, renewals, inspections, repair visits and vacant periods. Use one sample year to compare the totals.

If a percentage is quoted, ask what amount it applies to. A percentage of rent collected can produce a different bill from a percentage of contracted rent. Have the provider explain the calculation in plain language.

Set a repair approval process

Agree who receives tenant repair reports and how urgent cases are handled. Ask for a spending limit that requires your approval above it. For larger work, discuss quotes, photographs, contractor selection and completion evidence.

Find out whether the manager receives any contractor fees or related payments. Clear disclosure helps you understand the full cost and how recommendations are made.

Ask for useful reporting

Request a sample statement with personal information removed. It should make income, deductions, outstanding items and payments to you easy to follow. Agree how often reports arrive and who answers questions.

Ask how inspections are documented and how tenant concerns are tracked. If you live abroad, agree the communication channel and response expectations so important requests do not get lost.

Read the exit and handover terms

Check the contract period, notice requirements, final fees and how records, keys and balances are returned. Keep access to your own essential property documents. Understand any separate authority or power of attorney before granting it.
