Property maintenance in Dubai is easier to manage when a repair request is clear from the start. Instead of saying that a room has a problem, record what you can see, when it began and how it affects normal use. This helps the owner, manager or contractor decide the next step.
Describe the issue without guessing
Note the room and exact location. Explain whether the problem is constant or happens only when something is used. Add a photograph or short video if it can be taken safely. Keep the date and any earlier related repair reference.
Do not make a technical diagnosis from appearance alone. A damp patch may have several causes. Describe the visible sign and let a qualified person investigate.
Separate urgent hazards from routine work
If there is a dangerous situation, keep away and contact the appropriate emergency or building response team. Do not touch exposed wiring, climb into unsafe areas or use damaged equipment to test it.
For routine issues, use the agreed maintenance channel and ask for a reference number or written acknowledgement. Explain any access limits and the times someone can attend.
Check responsibility and approval
Review the tenancy or management agreement and ask who is responsible for the work and cost. Do not assume that every small repair is treated the same way. Where responsibility is disputed, seek appropriate advice rather than delaying a hazard.
For chargeable work, ask for a scope and quote before approval. Check whether the price includes parts, labour, call-out fees and cleanup. Ask what happens if inspection reveals extra work.
Arrange access safely
Confirm the contractor and appointment through the known provider. Follow the building's access process and avoid sharing keys or access details casually. Move belongings away from the work area where safe and practical.
Ask what disruption to expect, including water or cooling interruptions. If the property is occupied by a tenant, coordinate through the proper communication and notice process.
Check completion and keep records
Review the finished work during normal use and ask for the invoice, parts information and any warranty terms. Keep before-and-after photographs and record unresolved items. A history of repeated issues can help identify a larger problem.
