A furnished studio for rent in Dubai can save time when you need to move without buying a full set of furniture. Yet furnished is a broad label. One offer may include only a bed and a few appliances, while another may include kitchen items and household basics. The useful comparison is the exact inventory and contract, not the label.
Ask for an item list before paying
Request a written inventory for the unit you are considering. Check the bed, mattress, sofa or chairs, table, wardrobes and curtains. Then list the cooker, fridge, washing machine and any smaller appliances. If an item matters to you, ask whether it will remain in the apartment at handover.
Look beyond the number of items. A large sofa may leave no room for a desk, and a bed with no storage may not suit your belongings. Measure the room with the furniture in place so you know how much clear floor space remains.
Test the everyday essentials
During the viewing, ask to test the appliances where practical. Open the fridge, inspect the washing-machine seal and look at the cooker controls. Check drawers, cupboard hinges, lamps and sockets. Report faults before signing so that repairs can be agreed with a clear completion date.
Inspect the mattress and soft furniture carefully and ask about cleaning before move-in. Take your own notes rather than relying on bright listing photos. If you cannot inspect personally, arrange a live video walkthrough that shows the actual unit and each important item.
Separate furniture from bills and services
Ask whether electricity, water, cooling, internet and parking are included. If there is an allowance, request the limit and the price of extra use. Check whether cleaning or linen changes are part of the offer or an optional service. A monthly price can look simple while still leaving several costs outside it.
Compare offers over the same length of stay. Include deposits, fees, moving costs and any household items you will still need to buy. A refundable deposit is not the same as rent, but it is money you must have ready at the start.
Agree repair duties and the return condition
Ask who arranges repairs for supplied appliances and how faults should be reported. Record existing marks and damage with dated photos at handover. Make sure both sides have the same inventory, including keys and access cards. Ask what cleaning or replacement costs may be charged when you leave.
