Property snagging in Dubai means carefully checking a home and recording defects that need attention. A good list is clear enough for another person to find each issue without asking you to describe it again. It helps buyers follow repairs and reduces confusion at handover.
Prepare a room-by-room list
Start with a plan of the home and give each room a simple name. Use the same names in your notes and photographs. Bring a measuring tape, charger and torch for basic viewing checks, while leaving technical testing to qualified people.
Ask what access is available and whether power, water and cooling will be on. Agree the inspection scope with the developer, seller or inspection firm. A short visual visit and a detailed technical inspection are different services.
Describe each issue precisely
Record the room, exact position, visible problem and date. For example, describe a loose handle on the kitchen cupboard beside the sink rather than writing that the kitchen needs work. Give every item a reference number.
Take a wider photograph for location and a close photograph for detail. Avoid making a technical diagnosis from appearance alone. A stain may need investigation; your note should describe what you can actually see.
Check ordinary use safely
With permission, open doors, windows and cupboards. Look for damaged finishes, gaps, missing fittings and items that do not close properly. Observe taps and drainage during normal use and record visible leaks or slow drainage.
Do not remove covers, climb into unsafe spaces or work on electrical systems. Ask a qualified inspector about cooling performance, moisture concerns and other issues that need equipment or specialist judgment.
Agree how repairs will be tracked
Send one organised list and keep a copy. Ask who will respond, which items are accepted, what work is planned and when it should be finished. Record replies next to the original item numbers.
At the follow-up visit, inspect the actual repair. Mark completed items with the date and keep unresolved items open. A message saying work is finished is useful, but checking the result gives you a clearer record.
Keep the inspection separate from promises
Read your contract and handover documents carefully before signing any acceptance. Ask an independent adviser about wording you do not understand. The rights and deadlines in your case depend on the relevant documents and rules.
