Buying Property in Dubai for a Residence Visa: Check the Route First

In Short

Buying property does not itself issue a residence visa. Confirm the current route and your eligibility with the official provider before building a purchase plan around residency.

Buying property in Dubai for a residence visa needs two separate checks: whether the property is a sound purchase for you, and whether your circumstances meet the current visa route. Do not let a short sales claim replace either review.

Identify the exact visa service

DLD lists an Investor Residence Application, Taskeen, and a separate Golden Visa investor service. The latter currently describes a ten-year route with a property purchase-value threshold of AED 2 million, subject to its full conditions. Rules were checked on 26 September 2026; verify them again before committing.

Ask which service fits your ownership type and personal situation. Do not apply a figure from one route to another, or rely on an old article that may describe previous rules.

Explain the ownership arrangement

Tell the official provider whether the home is jointly owned, mortgaged, completed or otherwise subject to special terms. Ask which documents and values are accepted in your case. Get clarification before paying a non-refundable amount if residency is essential to your decision.

Check when the required ownership evidence will be available. A reservation or payment-plan brochure should not be treated as the same document as a registered title.

Budget for the application separately

Ask for the current fees and required steps for the applicant and any family members. Keep these separate from property registration, agency fees, mortgage costs and annual ownership expenses.

Allow time for document preparation and the official process. Avoid making fixed travel or employment plans around a promised approval date that the relevant authority has not confirmed.

Check family and ongoing conditions

If you intend to include family members, ask about their own eligibility and documents. Confirm any translation, attestation, insurance or other requirements with the provider. Each person's application may need separate preparation.

Ask how changes such as selling the property or altering ownership could affect the route. Keep the official terms and application records together for future reference.

Judge the property on its own merits

Even if a home supports an eligible application, inspect its condition, location, costs and suitability. A visa-related goal does not guarantee rental income or resale value. Read our buying guide and discuss the property search separately from immigration advice.
